We do exactly that, by assembling an investor-grade data pack, selecting the right commercial model (service-fee/EaaS, availability, shared-savings, PPA, SPV and more), and lining up the counterparties. The result is a programme that can move from intent to LOI (letter of intent) and on to NTP (notice to proceed) with discipline and speed.

Choose a model that fits your budget. Some clients want predictable OPEX (a monthly service fee). Others prefer measured shared-savings or a per-kWh tariff (PPA). Where portfolio logic makes sense, we use an SPV (special purpose vehicle) to finance multiple sites under one set of documents.

Budget & funding options

  • Energy-as-a-Service (EaaS) / Availability

    You pay a fixed or indexed service fee for assets to be available and meet KPIs. This often creates predictable OPEX and can be off-balance sheet depending on terms and your auditors’ view under IFRS 16.

  • Shared-savings (performance contract)

    The provider funds and delivers the upgrades; you share the verified savings for an agreed term. Protects cash while aligning incentives.

  • Behind-the-meter PPA (power/heat/cooling)

    You buy energy at an agreed £/kWh (or €/MWh). Helpful when you want cost visibility tied to output rather than a service fee.

  • SPV / Portfolio finance

    A ring-fenced company owns the assets and contracts with you. Useful for multi-site roll-outs and when bringing in project debt.

We’ll model all four so Finance can compare cash flow, balance-sheet and total cost impacts side by side.


FAQ's (The questions boards ask)

Will this sit on our balance sheet?

It depends on the contract specifics and your auditors’ view under IFRS 16/IAS 16. We’ll present like-for-like cash-flow and accounting impacts for each model so Finance can decide.

Can we use our preferred EPC/OEM?

Yes, provided their performance guarantees, O&M and warranty position meet investor requirements. We’re vendor-neutral.

Do you only do big portfolios?

No. We’ll run a pilot if that accelerates approvals—using the same documentation you’ll later replicate across the estate.
